Where do I start

Once both party’s have signed the contract give us a call, we can take care of all the arrangements and book a time with the agent and everyone else involved.
just provide the following,

name to be included on the report and receipt
your phone and email
the agents details
time frame and due date on contract

What do I get

The inspection includes checking all areas from the street to the back fence within 30 metres from the home, including trees, fences, sheds and out buildings.
All homes are different and issues with a timber Queenslander will differ from problems with a low set brick veneer home, but generally areas covered will include the external cladding, roof, gutters, all internal areas, the roof void if its accessible and decks verandas and garages. We are looking for major concerns such as movement, cracking and subsidence, wear and tear, safety concerns, water problems and leaks and basically anything that may cost you money or be a problem associated with the building structure.
The timber pest inspection includes termites, borers, rot and timber decay and looks at existing protection or barriers the home may have or require including options and costs.

How long does it all take

Once you call us we can normally organise a time within a few days, tenanted properties some times take a little longer as they have to be given written notice. An average sized 3 bedroom home takes about an hour and a half, larger homes a little longer and townhouses and units a bit less. If you cant be there for whole time try to pop in in the last half hour so we can go through it with you. Don’t leave it till the last minute, once you have signed the contract call us.

Can I come along

We encourage you to come along, you are sure to see stuff you didn’t see the first time and you are welcome to ask questions and follow us around.
Our job isn’t to tell you to buy it or not, we are here to make sure you know exactly what you are getting into, the only silly questions are the ones you don’t ask.
If you cant make it we will call you to discuss the inspection and go through any issues.
The reports are very detailed and there’s a fair bit of legal jargon so you are always welcome to call us for clarification, not just when you are buying but any time down the track for advice on anything building or pest related.

What's not included

Although we are happy to look at the plumbing and wiring, electrical fixtures and fittings, the pool, and point out materials that may contain asbestos, these are all specialist inspections and require different licences to be able to provide detailed reports on. If we have any doubts about problems noticed during our building and pest inspections we we note it in the report and can arrange a detailed specialist inspection at your request.
