TERMITES

Insurance company’s estimate that at least one in four homes in Australia will at some stage get a termite infestation, (this is why termite damage is not included in your household insurance policy).

Imagine buying your new home only to find termites shortly after moving in, we come across homes where damage has been hidden or not fixed correctly, or the owners have tried to treat the problem themselves, the only thing more suspicious than a freshly painted house is a house where only one or two rooms have been freshly painted, what are they hiding?

With over 3 years of termite inspection experience I will tell you

BORERS

Borers can be a real problem in older homes, especially pine floors. The borer lays its eggs in the timber they can stay dormant for years before hatching. The larval stage chews through the timber creating a honeycomb effect that will weaken the structural integrity of the timber. The borer larva changes into a beetle and chews its way out and then fly’s off to start the cycle again. This is the time when you may see holes and sawdust appearing on the underside of your floorboards, but by the time you see the exit hole the borer has left the building.

Many times there is very little damage visible until the floors are sanded exposing the honeycomb damage, or until someone falls through the floor, walking around the house in high heels is a great way to find borer damage.

DRY ROT

Dry rot, wet rot, decay, whatever you want to call it the result is the same, generally brought on by moisture issues or the wrong type of timber for the situation, it’s like a cancer for timber and can cause as much damage as termites. Inspection for decay is a standard inclusion in all our reports and we can advise on replacement of the effected timber, stopping the cause and prevention.
